General Rental Conditions & Internal Regulations

Welcome to Villa ROSALIE! To ensure a pleasant stay for everyone and to preserve the tranquility of the place and its neighborhood, we thank you for carefully reading and accepting the conditions below. The reservation of the villa implies full and entire acceptance of these regulations.

Article 1: Purpose of the contract

These conditions govern the seasonal rental of Villa ROSALIE, a furnished tourist residence. The tenant may under no circumstances claim any right to remain in the premises at the end of the rental period.

Article 2: Respect for the premises and the neighborhood

Respect for the neighborhood is an absolute priority. The tranquility of the environment contributes to the quality of your stay.

Golden rule: Parties and noise disturbances

Parties, noisy evenings, and any event likely to generate noise disturbances for the neighborhood are strictly forbidden.

Particular vigilance is requested after 10:00 p.m. and before 8:00 a.m.. During these hours, noise must be kept to a strict minimum, both inside and outside (garden, terrace). Any observed nocturnal disturbance may lead to the immediate termination of the rental contract, without refund or compensation, and the retention of the security deposit.

Article 3: Use of the premises

  • Peaceful use: The tenant must use the rented property as a "good father" and ensure its peaceful character. He undertakes to return the accommodation in a correct state of cleanliness upon his departure.
  • Accommodation capacity: The accommodation is planned for a maximum capacity of 8 people. This number cannot be exceeded for security and insurance reasons. Outside guests are not allowed to spend the night without prior agreement.
  • Animals: Pets are not allowed / allowed on condition that they are declared at the time of booking. Maximum 2 animals and they do not have access to the rooms. In case of non-compliance, costs may be deducted from the security deposit.
  • Non-smoking: The interior of the villa is strictly non-smoking. Ashtrays are available outside. Please do not throw any cigarette butts in the garden or green spaces.
  • Waste: The bins must be deposited at the places and on the days indicated in the welcome booklet to avoid any nuisance.

Article 4: Security deposit (Caution)

A security deposit of €2500 is required upon booking. It is intended to cover any material damage, the cost of non-standard cleaning if the accommodation is returned in a manifestly unclean state, or non-compliance with the clauses of these regulations. It will be returned within 5 days of departure, after deduction of any repair costs.

Article 5: Arrival and Departure

  • Arrival: Arrivals are from 4:00 p.m.. Please notify us in case of late arrival.
  • Departure: The accommodation must be vacated no later than 11:00 a.m. on the day of departure.

Article 6: Liability and Insurance

The tenant is responsible for all damage caused by him. He is required to be insured by a holiday-type insurance contract to cover rental risks (water damage, fire, etc.). The owner declines all responsibility in the event of theft or loss of personal effects in the rental.

Article 7: Cancellation of the stay

The cancellation conditions (refund of down payments or deposits) are detailed in the rental contract signed between the parties.

Article 8: Penalties for non-compliance

Non-compliance with these internal regulations, and in particular the clauses concerning noise disturbances and the prohibition of parties, may lead to penalties, ranging from the partial or total retention of the security deposit to the immediate termination of the lease without notice or refund.
